STANDARDS FOR SEA PINES HOMEOWNERS' IMPROVEMENTS
VARIANCES WILL BE REQUIRED FOR ALL OF THE FOLLOWING
- Decks and Patios
- Any expansion will be limited in size.
- Maintenance of wood or composite decks, which replace stone or concrete patios, will be the responsibility of the homeowner.
- Sheds
- Sheds may be constructed only within the confines of the homeowner's patio area.
- Sheds must not exceed the height of the privacy fence.
- Windows and Sliders
- All replacements of sliding windows and doors must be of the same color and size as the original.
- Windows must be slider or casement style, or a certain style of awning only.
- For skylight additions, type and placement of others in the area will be considered in order to achieve uniformity of appearance.
- Storm Doors
- New or replacement storm doors must be one of the following styles:
- Air Conditioning Units
- For units installed through the wall, consideration will be given to how the appearance and the noise level will affect immediate neighbors. Also, thru-wall AC units have specific flashing requirements that MUST be followed.
- For central air conditioning units, exterior-condensing units must be installed within the patio area. Any exterior piping must be concealed with a casing.
- Propane Gas Fireplace Inserts or Propane Kitchen Stoves
- These have numerous specific requirements which are detailed here.
- Reception Antennas
- These have numerous specific requirements which are detailed here.
- Security Cameras
- These have numerous specific requirements which are detailed here.
- External lighting
- There should be no more than four lights in a common area.
- Lights should be warm or soft light (maximum 2700K).
- Building Alterations
- No expansion of a homeowner's unit or garage will be approved.
- No conversion of a garage into living space will be approved.
- Any alteration which involves breaching, moving, or adding a wall will be subject to securing appropriate permits prior to final approval.
Exterior "Sea Pines Gray" painting which may be required as a result of an approved variance must be done using Cabot's Driftwood Gray paint.
ALL WORK SHOULD BE DONE BY A LICENSED, INSURED CONTRACTOR.
